Policy Background

Regional planning policy

The way we live our lives is changing – we are living longer, partnering later in life and are more likely to divorce. These social trends and the increasing role that Bristol is taking within the national economy are driving the demand behind much of the forecast housing growth.

The draft Regional Spatial Strategy (RSS) for the South-West sets out proposals to accommodate the forecast levels of housing growth across the region. It has identified the need for an urban extension of up to 10,500 homes in the south-west of Bristol.

Local planning policy

The majority of the development proposal is located within North Somerset District Council Boundary. North Somerset Council are responding to the Regional Spatial Strategy through the preparation of local planning policy within their Local Development Framework. This includes on-going work to develop a number of specific policies to guide the location, form and content of an urban extension at this location.

The ‘Planning Together’ workshops form a major part of the work that North Somerset Council have undertaken. These workshops involved over 100 stakeholders getting together to consider the issues, outline their aspirations and produce an indicative masterplan.

The Council has now appointed independent consultants, Broadway Malyan, to test this masterplan and support the Council in preparing their policy framework. Further details are available here

Bristol City Council are also taking forward their policies for a much smaller part of the urban extension through their Local Development Framework. The council are particularly keen make the links between the urban extension and the regeneration of South Bristol. Further details are available here
